Tenancy regulations

Last updated:3 November 2026

Choose a country and a state to see the official forms for renting a home there, from the agreement and the move-in and move-out reports to bonds, deposits and notices to vacate, with the rules that go with each one.

New South Wales

NSW Fair Trading publishes the forms, and they apply statewide. The standard agreement and the condition report are prescribed; most notices are optional templates, with the Termination Information Statement and the pet application form as mandatory exceptions. Nearly every NSW form was re-issued between May 2025 and October 2026, so check the code or version printed in each form’s footer.

Cities

Cities use the state’s tenancy forms. What they add is the paperwork around moving day; a signed lease usually doubles as proof of residence for a parking permit.

Some South Australian, Tasmanian, ACT and NT form titles were confirmed from the regulators’ official web addresses rather than by opening each form, and some council fees may have changed since we checked them.

This page offers general information, not legal advice.
