1. The Service

MIMO enables the creation of Property Condition Reports for move-in and move-out handovers, including guided media capture, AI-assisted condition ledgers, digital report generation, and digital signatures at the EU eIDAS levels supported in-app — Simple (SES) and Advanced (AdES) Electronic Signatures.

2. User Obligations

You agree to capture media lawfully, only within properties you are entitled to inspect, and to comply with the PII restrictions described in our Privacy Policy. You are responsible for the accuracy of any manual entries you add to a ledger.

3. Reports and Signatures

Signed Condition Reports constitute a mutual record between the parties to a lease. A signed report cannot be unilaterally altered or deleted by one party without the explicit written consent of the counter-party.

4. Fees

Plans and pricing are described on this website and within the Application and may change prior to launch. Custom tiers are agreed individually via our sales team.

5. Intellectual Property

The Application, its branding, and generated report formats remain our property. You retain ownership of the media you capture; you grant us the licence required to process it and deliver the service described above.

6. No Legal Advice & Limitation of Liability

MIMO provides documentation tooling, not legal advice (see Legal Disclaimer). To the maximum extent permitted by law, we are not liable for indirect or consequential damages, or for the outcome of any tenancy dispute in which a report is used.

7. Rent Receipt Generator

MIMO's rent receipt generator is provided solely as a service to calculate rent and prepare a rent receipt from the details you enter. MIMO is not a party to any tenancy or payment, does not collect, hold or transfer rent, and does not verify the details entered or that any rent was paid.

MIMO takes no ownership of, and accepts no liability for, any pending dues, arrears, deposits, penalties, tax demands, legal standoffs, disputes or proceedings arising from a receipt, or from the wrong, misleading or unlawful use of the rent receipt generator. You are responsible for every detail on a receipt and for issuing receipts only for rent actually received.

Users who are not signed in must accept these terms before using the generator. Links to sign a receipt are emailed to the landlord and the tenant only for registered users.
